One of the major influences in today's real estate market is the foreign buyer. So buyers and sellers who are buying in Canada or the United States need to know a few things before they make their move. Real estate is a very big investment, but before you move ahead, here are ten things that you need to know. #1 Multiple Listing Service Canada and the United States have what is called a Multiple Listings Service. That means that you can work with one agent who can show you all the listings in his office or her office and they can also show you listings that belong to other companies. So there is no need to shop for a number of agents: you can use one agent, and that agent can show you as many properties as you would like to see. #2 Listing Agent Sellers enter into a contract to list their properties for sale with one agent, called the listing agent. #3 Buyer Agency Agreement (Buyer Representation) Buyers can enter into contracts with what we call a Buyer Agency Agreement (buyer representation). This means that the buyer agent's fiduciary duty is to you as the buyer. That means that they have to protect your interests, they have to make sure they have all the information, and they are on your side in a number of transactions. So buyer agency and buyer representation are very important in North America. #4 Funds On Shore Make sure that you have funds transferred into a Canadian or a U.S bank, so you are ready to move ahead with a transaction if you see something you like. You need to make sure that your funds are on shore before you make any sort of deposits or down payment and transactions. Don't expect that your funds can be transferred within a day or two. They should be in North America and ready for the purchase. #5 Deposit You will need a deposit. A deposit is cash or certified funds, and that money has to go into a bank account with the listing brokerage. The deposit is between 5 per cent and 10 per cent of the purchase price and should be fairly accessible from your bank account and to the trust fund of the listing company. #6 Financing If you need financing, you will have to be pre-approved by a bank with branches in Canada. There are a lot of foreign banks in Canada and you can use them, but the process will be much easier if a lot of your assets are already transferred into Canadian funds or in a Canadian bank, or in U.S funds in a U.S bank. #7 Land Transfer Tax Buying property in Canada and the United States is like buying property in many other places — there are taxes to pay. Here, we have taxes on the property that are paid yearly. There are also taxes that are paid when you actually buy the property. And in Toronto at the moment, there are two taxes to pay. One is a 2 per cent tax on the purchase price that goes to the province and the other is a 2 per cent tax that goes to the City of Toronto. You have to be prepared to pay to these taxes on closing. #8 Property Tax & Withholding Tax Owning property in Canada and the United States means that you will have to pay property taxes. Taxes on most properties are a factor of the size of the property and the value of the property. Here, the tax is based on a percentage of the value of the property. And usually, that is 1 per cent of the value of the property you pay in taxes per year. But that is a figure you should keep in mind. When you sell your property, you will be subject to withholding tax, and that withholding tax will be relinquished once the government assesses your tax liability. #9 Responsibility To The Mortgage Please remember that when you buy a property in Canada and it's financed and you have a mortgage, the mortgagee can go after you for all of the value of the mortgage that you've borrowed. So you are responsible to the mortgagee to pay that money back. #10 Agreement of Purchase and Sale Please note that an accepted Agreement of Purchase and Sale is a binding contract. It's not something that you can walk away from, nor do I suggest you ever walk away from this. Buying in Canada has been very possible for a lot of people, and Canada is a very safe place to live — a very safe place to put your money. Please note that any time you buy a property in Canada, it comes with strong property rights. It is very hard for someone to take that property away from you unless you do not meet your financial commitment. Canada is a very strong, safe place to invest. Also, it’s a good idea to keep in mind the motto if it looks too good to be true then it probably is. 3 - The postage scam.You find a really cheap price for that thing want, but the postage cost is really high. Maybe the total price is still pretty good, so you buy it. This might sound ok, but if the item is broken and you need to return it, the seller could refuse to refund the postage cost, leaving you significantly out of pocket! Look for items with free delivery to avoid this scam. 4 - Hidden costs: You buy an item but it doesn’t include another accessory that you need to use it. If you’re buying an item from another country, remember you may well have import duty and VAT to pay. it’s up to you as the buyer to know the fees for your country, it’s not the responsibility of the seller. But some sellers will pose as being in your country when in fact they’re based in China - meaning you could get fees you weren’t expecting and you may wait weeks for your item to arrive. Always check a sellers feedback to see if people are consistently saying that the item is actually shipped from another country. 5- The photograph scam. A brand new item for only £100! You buy it but you receive a photograph of an iPhone. You complain to the seller but they claim the listing makes it clear you were buying a picture, not the real thing. If a price is too good to be true, it usually is. In this video I want to discuss two common ebay/paypal scams: *Buyer requests that you post item to an address different from the one listed on the invoice. Paypal only recognise the address listed on the invoice, so if the buyer cancels payment after you have posted it, you have no protection. *Buyer claims they have not received the item. For big ticket items is is essential to have tracking id. This protects the seller from unscrupulous buyers who receive the item, but claim it never arrived. Personally, after my experience, I will never use either ebay or paypal for items over $100. I received no support from either company and ebay have even charged me fees for listing and sale of laptop, despite buyer canceling payment!

Tips to keep yourself safe: ALWAYS make sure the item you are bidding on is actually on eBay.com NEVER go for any listing that requires you to contact a seller outside of eBay directly for a sale, or for "permission" to bid. WATCH OUT for deals that actually are too good to be true. EBAY is a great place to get stuff at a good price, but it's not a miracle network. NEVER, under any circumstance, LOG IN on a site that isn't specifically the site you want to log into. If you're logging into eBay, make sure your browser says you're at eBay. Joe: That's what we're doing with the "Automarketer" and the "Push Button Method". When those people say yes, out of 200 to 400 people, you're going to get 20 to 40 solid potential sellers for property that you can get control over and turn around and sell to lease option buyers. If your conversion is good and you're really good at this, you can convert between 30% and 70% of the people that come in out of that 20 to 40. If you're not very good, you can still convert 5% to 10% of the people you talk to. Joe: So, if you're only converting on a 5% of these types of leads, it means that you're doing approximately 1 or 2 a week. If you're doing 1 a week and you do that over 52 weeks and you make an average of $3,500 per deal, it means you're making $182,000 a year using this very simple technique. It's not going to take you that many hours per deal to make it work. Joe: Once you get it going and you get experienced, then, you have 3 to 5 hours into a deal, which is a lot of time to have in one deal, and if you're working 250 hours a year over a 52 week period, then that's a lot better than working 40 hours a week, so your life will change dramatically when you get the system set up to do this kind of thing. Joe: The way we're building a list like this is that we're using a Craigslist scraper. It's in my new automarketing system. The "Automarketer" has a scraper in it to where you put in the criteria you want. You say, 'I want to pull up all of the for sale by owners in Indianapolis on Craigslist.' Then, I click a button and it starts to scrape those off of Craigslist and it'll give me a list of all of those email addresses. Then we send out a message to those folks saying something like, 'Would you consider selling your home rent to buy rather than just renting it?' Joe: We get a response back from 8% to 15% of those people. Some of them call us. Some of them send us back emails. When we get back an email, the Automarketer automatically categorizes those people into one of three categories. If it's a yes, it puts them into an autorespnder that says, 'Go check out my offer. Here's the website. Go look at this offer and it'll tell you exactly what we're doing.' Joe: The website's already set up. It's part of the clone system in the "Push Button Method". They go look at that and if they like it, they can fill out the form. If they don't like it or they don't want to do it, then they don't do anything and then a few days later, they get another email from us saying, 'Hey, we're still interested in buying. Go check out the website.' It follows up with them forever until they either opt out (because they have a one click link that they can opt out with) or they buy from us or sell to us or they die, or they change their email address. And if one of those things happens, then they go off of our list. Otherwise, they keep getting followed up on. Joe: The other category is the people that say no. But we don't ignore those. We put them in the autoresponder and a week or two weeks later, we send them another email saying, 'Hey, we're still interested. If you haven't sold your property yet, we'd like to buy it rent to buy. Would you consider it now?' and that continues to go out to them over every few weeks until they die or until they sell their property as well. Joe: The last category is that they say yes but they also give us a phone number. And I believe that you should call those people. So, when that happens, you just have to look at the list, pick the person, and then you can filter them out by the people who have called and you can go into the contact management and see the phone number and the email that they sent. Then, you call them and put the deal together over the phone. That's how you put together a lot of leads and deals like this. Joe: You can set it up so that it's all automated so that you don't have to talk to anybody. Or you can set.... Read on to find out what they are so that you can avoid them too. MISTAKE 1: I didn’t focus on items with high profit margins. I was very eager to get started when I first began selling and was keen to just get sales wherever I could. This resulted in me spending a lot of time fulfilling orders that were only making me a few dollars per sale, which was not worth it. When dropshipping and wholesale selling, it takes the same amount of time to fulfil an order that’ll make you $5 compared to an order that’ll make you $20. The one exception to this is Amazon FBA. Using the Amazon FBA (Fulfilled by Amazon) program you can have a hands-off approach to order fulfillment which means you can sell items that only make you a few dollars per sale. This was the first of the 5 mistakes I made on Amazon. The second mistake was.... MISTAKE 2: I didn’t engage in any price competition Price competition is normally a lose-lose situation for all competitors because all you do is drive down the price, with neither of you coming out on top. However, while this is NORMALLY the case, it isn’t always the case. If a competitor isn’t watching their listing closely, you can oftentimes get away with undercutting them by a few dollars without them noticing, which gives you an edge. I wish I had tried to engage in price competition for items where my competitors weren’t paying much attention. Not engaging in price competition was the second of the 5 mistakes I made on Amazon. The third mistake was… MISTAKE #3: I thought I couldn’t compete with other sellers with more feedback Everyone has to start somewhere, and you have to start out initially with no feedback. But don’t let this scare you: Feedback is valuable because it establishes credibility with the buyer. But there are other great ways to establish credibility too, including: * Getting a logo for your business * Writing a superior product listing than your competitors * Getting a business website I shouldn’t have been so afraid to compete with other sellers, which makes that the third of the 5 mistakes I made on Amazon when I first began selling. The next one was… MISTAKE #4: I didn’t ask my buyers to leave a review Did you know you can contact your Amazon buyers? Well, you can. And guess what you should be doing (that I didn’t do). You should be asking them to LEAVE YOU REVIEWS! Reviews aren’t everything, but they are an important part to growing your business in the long-term. I shouldn’t fought hard for every review I could get. Me not emailing my customers for reviews with the 4th of the 5 mistakes I made on Amazon. My fifth and final big $10k mistake was... MISTAKE #5: I only sold items that were already available on Amazon Sometimes dropshippers are going to have fantastic items that you can list yourself and compete against existing products in markets. I was too afraid to create my own listings, and I left a lot of money on the table by being afraid to do this. In addition, with Amazon FBA you have an amazing opportunity to go out there and purchase products in bulk from China, label them with your own branding and then resell them on Amazon (letting them handle the fulfillment process with Fulfilled by Amazon). Don’t be afraid to do this yourself, it is extremely profitable. Not doing this was the final of the 5 mistakes I made on Amazon as a new seller.
